I have been licensed full-time since 2000, and I have spent most of those years on the part of a transaction that tends to go wrong quietly: the financing and the paperwork.
Most of my work now is new construction and move-in-ready homes. That is a different job from resale. The builder's representative is paid by the builder, the contract is the builder's paper, and the incentive that reads like a discount is usually financing with conditions attached. I am a Certified New Home Co-Broker, so I sit on the buyer's side of that table, read the contract before it is signed, and cost the incentive out against what it really requires of you.
The other half is people leaving a house rather than buying a first one. Downsizing, a move after a death in the family, a home that has to sell before the next one can be bought, a house that will not finance in the condition it is in. Those are the situations most listings advice quietly assumes you do not have, and they are the ones I have built a practice around solving. I hold the Senior Real Estate Specialist designation because that work deserves someone trained for it.
What I am usually doing is finding the option somebody else said was not there. That is the whole job, and it is why I say what I say often enough that it may as well be printed: be served, not sold. If a house or a town is wrong for you, I would rather tell you before you spend a Saturday on it.
